What is an Owner’s Rep?

An independent party with in-depth construction experience who understands the processes & players of a construction project. This understanding allows the owner’s rep to provide educated recommendations to the owner as the project progresses & will generally save time & money.  Understanding & respecting the owner’s objectives, viewing the project from a long-term perspective & smooth project delivery, without surprises, are central to owner representation.

 

Most owners do not have the resources, time or experience necessary to manage a construction project.  Contracting an owner’s representative to manage a construction project offers many benefits.

 

An owner’s rep can provide experienced labor, tools and industry knowledge without the expense of managing the project in-house.

 

An owner’s rep represents the owner’s objectives as if they were his own.

Construction Owner Representative Services

 

I. Consultation

- Work with owner in selecting design consultants.

- Field questions during bidding process from consultants.

- Work with owner in preparing consultant agreements.

- Review consultant invoices.

- Provide “constructability” review of design.

 

II. Contractor Selection

- Work with owner to establish optimal procedure for selecting contractor.                                                                                                                    

- Develop “short-list” of contractors based on reputation & specialty.

- Invite contractors to bid, field questions during bidding process

  and analyze final bids.

- Work with owner to prepare contractor contract & coordinate

   review & acceptance by all parties.

 

III. Budget Analysis & Control

- Work with owner & consultants to establish an initial budget & to reduce

   scope &/or value engineer the project to fit within the budget.

 

IV. Construction

- Develop schedules with contractor input.

- Track project schedule & budget on a weekly basis.

- Attend weekly project coordination meetings (owner &/or

  contractor meetings).

- Monitor & expedite submittal & shop drawing review & review  

  of RFIs from the contractor.

- Assist contractor in interpretation of drawings in collaboration with the

   consultants.

- Coordinate services of owner’s testing firms.

- Review change orders & make recommendations.

- Review monthly contractor pay applications.

 

V. Furniture Procurement

- Work with owner to select furniture vendors, analyze proposals,

   procure furniture & coordinate installation.

 

VI. Close Out of Project

- Review closeout documentation from contractor.

- Check warranties, guarantees & service contracts.

- Review operation & maintenance manual.

- Review final lien waivers, affidavits & final pay application.

- Assist in creating & monitoring completion of punch list.

- Assist in establishing dates of substantial & final completion & obtaining  

   certificate of occupancy.

- Assist the owner with move-in.
